With the arrival of Spring Weather, the Spring Market is here!!!!! It is going to be a fast paced Spring Market this year, so it’s time to buckle up and get in the game.
If you are a Buyer, it’s important that you have a REALTOR® and Pre-approval so you can be competitive and ready to place a Smart offer quickly. Please remember there is a vast difference between being pre-approved for a loan and pre-qualified. In the current seller market, some sellers may require you to have a pre-approval or verifiable cash offer before they will entertain your offer. Interest rates are still at historic lows and there are several options available for home mortgages. Having a conversation with your Financial Institution or Credit Union loan advisors can help understand the requirements that they look for when lending money on a home loan. They can also dispel some of the internet mythology and antiqued advice that may have been shared with you from those outside the home lending industry. Alway seek out professional advice and information from those that are in that home lending industry. As your Buyer agent, I will give you are realistic look what to expect and guidance on how to navigate the current Sellar market.
As a Seller, it’s important to meet with a REALTOR® to get your listing on the market and priced correctly to reach all the potential buyers that are looking. While we are in a strong seller market, pricing your home correctly will attract more attention and not scare away potential buyers. A great REALTOR®, like myself, will tell you why and what method we use to come up with your listing price. Just know, just because we have a listing price, that doesn’t mean your listing will go for that price. It could go for lower or higher. The current market has some listing going into bidding war and going over listing price! As your seller agent, I will make sure you understand the offers you recieve on your home or properties so that you can make the best decision if should counter or accept an offer.

Michigan has relaxed some of its COVID restrictions. This means that there can be return of Open House Showings of homes that had been put on pause. Under current Guidelines this is what is allowed for open houses:
1) No more than three households (the listing agent and two prospective buyer households) can view the home at one time.
2) As a suggestion, a Listing Agent can advertise parameters for seeing a property in advance, requiring some form of sign-in with the listing agent that the prospective buyer has arrived, and the prospective buyer would wait in their vehicle until they are notified that it is their turn to tour the home. This way, the listing agent is able to ensure that only three households are in the residence at a given time.

I pledge to you I will follow all safety protocols that are available to give you peace of mind that we are doing our best to prevent the spread of COVID-19.In the current Sellers Market that has been trending, there may be only few open houses that actually occur due the swift nature sellers are getting offers on their homes and properties. A listing agent may abruptly cancel an open house if they receive an offer their seller accepts.Currently, its not advisable to wait for an open house. It is best get to a listing that intrest you when there are showing times available.
